U P D A T E D -- This study was made in order to communicate the conditions of the market for in the Prescott Area. This area includes everything in Yavapai County on the Prescott side of Mingus Mountain. This study concentrates on site-built single family homes. The chart below shows the number of sales Sold (closed) month by month and the number of homes Added to the market month by month. Net homes Added was derived by subtracting expired listings and withdrawn listings from the number of new listings.

Prescott Real Estate Market Statistics

From the chart above it can be seen that the number of homes coming on the market each month, identified as Added, dropped from a high of around 380 to a loss of 28 in December of '06. Notice that there is a decrease in the number Added in the fall of 2005, 2006 and 2007. The negative number of homes added in December is due to so many expiration dates being set to December 31.

Indeed, every month from January 2006 through June 2006, around twice as many homes were Added to the market as were Sold. It is encouraging that the number of homes Added from September through November decreased and even showed a loss in homes added in December.
